Golden Gate and the Estates, big lots and wide doors

East of I-75 and past the grid of Golden Gate, the Estates spread out along Golden Gate, Randall and Everglades Boulevards, with Orangetree to the north. Most people here live in their homes all year, and the garage door gets a workout.

A heavy door, and springs sized for it

Out here, plenty of garages hold a wide double door, and some lots add a third bay or a separate workshop. A wider door weighs more, and the torsion springs above it are matched to that weight. When a spring breaks, that weight is more than anyone should lift by hand, and the opener can't carry it either. Leave it closed, keep kids and cars clear of it, and call. New springs, installed as a pair, take about an hour.

Repairs without a permit, new doors with one

Most homes in the Estates are detached single-family houses, and Collier's code keeps repairs on them simple: fixing a door without touching the frame or changing the opening doesn't need a permit. A snapped cable or a door that came off its track is usually that kind of repair, and a 1 to 2 hour job. A replacement door is different: it always goes through the county's PRSD permit, sized to the wind line at your address. Collier permits for a new door.

When the power stays out

In 2017, Irma brought down trees and power poles across Golden Gate, and during Milton in 2024 about 85 percent of power customers in Collier lost electricity, according to the Weather Service. Two habits help. Learn where the red release cord hangs, so you can raise the door by hand when the springs are intact, and lock it by hand after it's closed again. With a battery backup, the opener keeps working through an outage. Repairing an opener is about an hour of work; a replacement opener, two to three hours.
